Everyone has heard the old adage, "Give a man a fish and he'll eat for a day, but teach a man to fish and he'll eat for a lifetime." I, like most, wholeheartedly believe in this concept and feel it is my duty to apply this belief to my profession. Real estate is a process-driven industry, meaning every transaction incorporates a series of steps before it’s successful completion. It would be wrong of me to expect my clients to adhere to each step without first understanding what is necessary. For that reason, I feel it is my duty to educate each of my clients to the real estate process. This understanding is the fundamental difference between consistent success and unpredictable outcomes. Understanding the selling procedure is an imperative component to the process, yet this is only one aspect necessary. For most families, their home is their largest financial asset, and deciding to sell it is a big decision that involves a lot of preparation and work. Gaining maximum market exposure, staging the property appropriately, and negotiating the best price are only a few of the many intricate mechanisms that yield success.
Ironically most sellers who decide not to use a real estate professional justify their decision with the money they will save in commission costs. Some of these sellers eventually do find buyers and, on average, 25 % of these transactions are successful. The question that arises, however, is what exactly does successful mean? Success, in this case, is merely the sale of a home. If the sale of home is the measure of success then many of these individuals were correct in not using a realtor. The common misconception related to realtors is that we sell your home. We don’t. We educate sellers to the process and expose your home to the largest amount of potential buyers possible. This exposure ensures that our sellers receive the most value from the sale. In fact, on average, sellers who use realtors yield 17 % more money at the closing then those that do not. Consider that real estate commission costs are commonly between 3 and 7 % and are always negotiable. Knowing the majority of sellers who use real estate professionals walk away with more money at the closing and have all of the work done for them, why would you ever consider the alternative?
